Our Appraiser's can perfrom valuation services on any residential property, from small first time buyer homes to large custom homes and 2-4 units small income properties. We are FHA approved and are experienced with mortgage transactions, divorce settlements, relocations, and estate planning. What We Don't Do: We don't do appraisals by phone, appraising contingent on hitting a loan value, or payment contingent on closing. Comp checks are available, but there is a small processing fee (to be applied to the appraisal fee) whether or not the loan is issued and whether or not an appraisal is assigned to us; comp checks are accompanied by appropriate disclaimers and are not determinations of value. There is no such thing as a "value check" in professional appraising.
